Are you looking for buy-to-let property for sale – in an area that’s likely to generate serious rental yield and profit from capital growth? Then you might want to explore Ramsgate.

Once considered Margate’s somewhat dowdier neighbour, Ramsgate is fast getting a reputation for being the ‘next big thing’ in the Kent Riviera – thanks largely to the extensive regeneration efforts that are already underway. Here’s more information.

Heritage Action Zone

Ramsgate has had the honour of being selected as one of the UK’s first Heritage Action Zones. The scheme, which is run by Historic England, aims to pump around £400,000 into regenerating the town, which will be supported by the local council, who have pledged to contribute £10,000 a year to the project.

The town is one of only 10 locations to be chosen, and work has already commenced.

What’s the Idea Behind it?

The project is running in partnership with not only the town council, but also Ramsgate Coastal Community Team, The Ramsgate Society and Thanet District Council. It’ll focus on restoring many of the town’s historic sites – some of which were designed by Augustus Pugin, who is best known for creating the interiors of Westminster Palace.

In addition to regenerating several of the town’s landmarks, the Action Zone project will also focus on boosting the local economy, encouraging tourism and supporting local businesses.

What Does That Mean in Terms of UK Property Investment?

Regeneration projects are always big news in terms of property investment, as any savvy investor will tell you. It means that properties in the area are likely to increase in value as a result, and more tenants will be tempted to move in – which boosts demand and improves rental yields.

If you’re considering buy-to-let property for sale in Ramsgate, think about the following:

  • Who are you trying to appeal to? The regeneration works may bring more families to the area; particularly those who commute into London. It’ll probably boost tourism too, so you may want to consider a holiday let.

  • What sort of property? If you’re trying to target holidaymakers, you’ll want a property that’s close to the seafront (and town), and which preferably has a touch of ‘local charm’. The area has many appealing period properties, especially Victorian houses, and these might be just the thing for attracting tourists. Alternatively, if you’re going for the family market, you’ll want a house that offers spacious dimensions, plus a garden.

  • When should you buy? As with all regeneration zones, we recommend acting quickly – as there will be plenty of property investors interested in the area! It’s a wise idea to talk to a property investment agent, who will be able to assist with your search and help you find the right buy-to-let property for sale.
